An “exceptional” participation at Camolin for an online auction

Hailed by the selling agent as an “exceptional” roadside property, this land in Clologue Upper, Camolin, Co. Wexford will be auctioned online on Wednesday July 20 at 3:00 p.m.

The land of approximately 24.8ac will be sold in one or three lots.

Commenting on the property, Quinn Property sales negotiator Jack Quinn said:

“The land is in an excellent location along a local road (the L5092), just off the R772 at Camolin and the N11 Gorey road at Enniscorthy.

“It is only 1.5km from the village of Camolin which offers a good selection of services and amenities including primary school; shops; pubs, churches; gas stations; GAA club and playgrounds; playground; crib; Rest house; and the famous restaurant, shop and garden center Cois na hAbhann.”

“The land is 13 km south of Gorey; 7km from Fougeres; 17 kilometer(s) from Enniscorthy; and 6km from Clough roundabout and access to the M11, leaving Dublin a comfortable journey of just over an hour,” said Jack.

The land is “of excellent quality”, he added, and is divided into four divisions, currently grass and tillage.

“They benefit from wide road frontage and are bounded on one side by the River Bann. There may also be sand and shale deposits in Lot 3,” he said.

“The property benefits from a stone farmhouse and a range of outbuildings. Although the farm is in need of modernization and renovation it has services to include electricity and well water.”

The accommodation comprises: An entrance porch; kitchen with open fire; living room with fireplace; and two bedrooms on the ground floor, with one bedroom on the first floor.

The Camolin land, Jack said, could have potential for a residential site, subject to the relevant planning permission.

The property will be offered in the following lots: Lot 1, farm and courtyard on approximately 1 ac, priced in the region of €50,000-60,000; lot 2, approximately 10.5 acres of reseeding; and lot 3, about 13.3 ac in grass and tillage, guided between 12,000 and 15.00 €/ac.

There is also the option of lot 4, the whole thing.
